DealScout AI is an AI-powered real estate investment analysis platform that provides property cash flow estimates, deal scoring, Section 8 / HUD Fair Market Rent analysis, and investment recommendations. The Service is intended for informational and educational purposes only.
Important Disclaimer: All analyses, scores, recommendations, and financial projections provided by DealScout AI are estimates generated by artificial intelligence and publicly available data. They do not constitute financial, investment, legal, or tax advice. You should consult with qualified professionals before making any investment decisions.
To access certain features of the Service, you must create an account. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account. You agree to notify us immediately of any unauthorized use of your account.
You must be at least 18 years old to use the Service. By creating an account, you represent and warrant that you meet this age requirement.
DealScout AI offers paid subscription plans. By subscribing, you authorize us to charge your payment method on a recurring monthly basis. Subscriptions automatically renew unless cancelled before the renewal date.
All subscriptions include a 7-day free trial for new users. You may cancel at any time. Refunds are not provided for partial billing periods. Prices are subject to change with 30 days' notice.

DealScout AI uses HUD Fair Market Rent data, AI-generated estimates, and publicly available market data. We make no warranties regarding the accuracy, completeness, or timeliness of any data or analysis provided. Market conditions change rapidly, and past performance does not guarantee future results.
HUD FMR data is sourced from the U.S. Department of Housing and Urban Development and is updated periodically. Actual rental rates may differ significantly from HUD FMR values depending on local market conditions.
All content, features, and functionality of the Service, including but not limited to the deal scoring algorithm, AI analysis engine, and user interface, are owned by DealScout AI and protected by applicable intellectual property laws. You may not copy, modify, or distribute any part of the Service without our express written permission.
To the maximum extent permitted by law, DealScout AI shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of data, or investment losses arising from your use of or reliance on the Service.
Our total liability to you for any claims arising from these Terms or the Service shall not exceed the amount you paid us in the 12 months preceding the claim.
We reserve the right to suspend or terminate your account at any time for violation of these Terms. You may cancel your subscription at any time through your billing settings. Upon termination, your right to use the Service will immediately cease.
We may update these Terms from time to time. We will notify you of material changes by email or through the Service. Continued use of the Service after changes take effect constitutes your acceptance of the revised Terms.
